Winstanley Enterprises LLC-WE 77 is the landlord. The landlord has decided to proceed with base building modifications. Valor One’s space includes a 47,500 SF Warehouse and 9,000 SF of office space. The property is 158,000 SF. The building is to be divided into two sections. The unoccupied area consist of 92,750 SF of warehouse space and 6,000 SF of office space. The mezzanine level in Valor One’s space is 9,300 SF. 3,600 SF will be removed to accommodate two overhead doors, a 14 foot high drive in bay and a trash compactor pad. F&I new suction diffuser and 3” multi-purpose valve on each secondary pump along with new Taco model AC4 -4” air separator and Taco CA-140 Expansion Tank. F&I 3 new Patterson Kelly Thermific model SD -2000-2 gas (85%) efficient for West Side Tenant “B”. For the above F&I Taco model 1635, 1HP 1760 RPM, 140 GPM @10’ head primary pump at each boiler. F&I 2 Taco model 4009 ,15 HP, 1760 RPM , 510 GPM @70’ head secondary pumps with variable speed motors drives and new vibration isolation bases on existing concrete pads in the boiler room and connect to existing 6” HW supply and return piping service the West Side Tenant “B” area. F&I 2 new suction diffuser and 5” multipurpose valve o n each secondary pump. Cut deck above in area of demolition adjacent to CMU wall F&I Heat Timer control system to stage the boiler operation and reset the discharge water temperature based on outside air temperature. Provide new 2” thick 35% filters, variable speed motor drive and premium efficient fan motor. Reconnect to existing supply duct to Tenant “A” office area. Cut and cap office area supply duct at new tenant demising wall. Operate new unit in VAV sequence with constant temperature discharge supply air. Provide 100% outside air economizer sequence. F&I new VAV boxes to control office area. Provide 3 exterior zone fan powered VAV boxes with HW heating coils and three interior cooling only VAV boxes Service, check and teat existing CU-1, Trane Model RAUCC25, nominal 25 ton air cooled condensing unit. Recharge with refrigerant as necessary for correct operation. F&I new control connection wiring to allow this unit to operate with the new HVAC #5 units.
